Easements are rights to make certain limited use of the land of another.  We prepare documents necessary to create, modify or terminate easements and advise clients on the interpretation and operation of easements.  In some cases, there are no documents creating an easement, but an easement exists by operation of law because of a history of adverse use or of necessity.  In those cases, we review the facts and provide the client with legal opinions and explanations on existence and extent of the easement.  Where necessary, we go to court to obtain a declaratory judgment interpreting an easement or to seek remedies for the enforcement of easement rights or to prevent activity not permitted by an easement.
